Another Home Just Sold, and Here Is What It Says About Our Market Right Now

This week I handed over a set of keys. A home here in the Valley just closed, right around the $290,000 mark, and those sellers walked away ready for their next chapter. It was not a million dollar listing. It did not need to be. Every family I work with gets the same care, whether the price tag has five zeros or six.


So let me ask you something. When was the last time anyone gave you a straight answer about what your home is actually worth today?


Because the market has shifted, and I would rather tell you the truth than tell you what feels good.


Here is where we stand. In Merced County, the median sale price landed around $416,500 in June. That is up a little from May, and down about 3 percent from a year ago. Homes are taking their time too, sitting close to 83 days on average before they sell. Over in Stanislaus County, values are hovering in the mid $400,000s, softening a touch from last year, though well priced homes in Modesto and Turlock are still moving in a matter of weeks. And up in San Joaquin County, the median is running north of $525,000, with homes now taking around 45 days to sell, nearly double the pace of a year ago.


Read that last part again. Homes are taking longer. Prices have cooled a touch. Buyers finally have a little room to breathe.


Now, if you are a homeowner, you might read all of that and feel your stomach drop. Please do not. A slower market is not a bad market. It is an honest one. The homes that sell, and sell well, are the ones that are priced right, prepped right, and marketed like they matter. That $290,000 closing this week did not happen by accident. It happened because we did the work before the sign ever went in the yard.


And here is the part I love. A slower market is a gift for the family that wants to move up or move on. When you sell and buy in the same season, a softer market cuts both ways. Yes, you might net a little less on your sale. But you also walk into your next purchase with more choices, more patience, and more room to negotiate than you have had in years.
