The School Bell Rang and You Are Still in the Same House. Now What?

The School Bell Rang and You Are Still in the Same House. Now What?

The backpacks are packed. The first day photos are already on the fridge. And somewhere in there, quietly, is a family who meant to move this summer and did not quite get there.

If that is you, take a breath. You did not miss your window. You just get to plan the next one with a clearer head.

Every August I hear the same thing from families around Merced, Stanislaus, and San Joaquin Counties. We wanted to be settled before school started. The kids needed to know their bus stop. Life got busy, the right house did not show up, and now the calendar feels like it beat you.

Here is the honest truth. Moving mid school year is not the disaster people imagine. Sometimes it is the smartest play of all.

Why? Because fall is when a lot of the summer noise clears out. The buyers who were only kicking tires in June have gone quiet. The ones still looking in October are serious. They are pre approved, they are motivated, and they are not wasting your time.

Let me give you the real market picture, because you deserve numbers and not a sales pitch.

In Merced County, homes are still holding their value, with a median right around $434,000. But they are taking their time. Homes are sitting close to 92 days on the market, and inventory is actually tighter than it was a year ago. That combination matters. If your home is priced right and it shows well, you can still stand out, because buyers have fewer great options to choose from.

Over in Stanislaus County, the median sits near $474,000, and homes are moving in about 44 days. San Joaquin County runs higher, with listings closer to $587,000 and homes taking around 65 days to sell.

What does all of that tell you? Buyers have a little more room to breathe than they did during the frenzy. Sellers who price with honesty and prepare their home well are the ones still winning. The days of putting a sign in the yard and collecting ten offers by Friday are behind us. And that is okay.

This is exactly where my Next Chapter Method comes in.

For a family trying to sell one home and buy another at the same time, the timing can feel like juggling with your eyes closed. Do you sell first and risk having nowhere to land? Do you buy first and carry two payments? The Next Chapter Method is how I take that fear off your plate. We map the sale and the purchase as one connected plan, with the contingencies, the timeline, and the backup options built in before we ever list. You are never left guessing.

And if you own a median priced home, especially here in Merced, please hear me. You matter just as much in this. Some agents only chase the big luxury numbers. I do not work that way. Whether your home is $290,000 or $2 million, you get the same care, the same honesty, and the same fierce protection of your money. That is not a marketing line. It is how I was raised, and it is how I run my business.

So what is the move if school already started and you are still in the house you meant to leave?

You start planning now for a fall or early spring sale. You get your home ready while the pressure is off. You let me run the real numbers on your equity, so you know exactly what your next chapter can look like. A quiet fall listing often means less competition and more focused buyers, which is not a bad thing at all.

Would it help to simply know where you stand before you decide anything? No pressure, no push, no obligation to list tomorrow. Sometimes the most powerful thing you can do is get honest information, and then take your time with it.

I would love to be the one who sits at your kitchen table and walks you through it. I will bring the numbers. You bring the questions. We will figure out your next chapter together.

I am your girl next door.
